Commercial Inspections

Commercial Building inspection is a report or assessment of my WALK – THROUGH SURVEY on the readily accessible areas of the property and generally conform to the ASTM Standard E2018-19 for PROPERTY CONDITION ASSESSMENTS, unless indicated otherwise.

The purpose and the scope of this Property Condition Assessment (PCA) is to inform and alert the client on the current conditions and major deficiencies of the subject property. The report will be a professional opinion based upon a visual sampling review of the available data (i.e. accessible components, systems, etc.) And willreflect the current physical condition of the property.

The process does not include a design analysis. Inferences may be drawn which cannot be confirmed direct observation. The written report will include the following; structural condition and basement, electrical, plumbing, water heater, heating and cooling, kitchen and appliances, general interior, including ceiling, walls, windows, insulations, floors and ventilation, general exterior, including roof, gutters, chimney, drainage, grading, playground, driveways, loading docks, stairs, balconies, parapets, topography, paving, curbing and parking, fencing, planting, and condition of signage and recreational facilities.

It is understood that this WALK-THROUGH SURVEY will be of readily accessible areas of the building and is limited to visual observations of apparent conditions existing only at the time of the visual observation. Latent and concealed defects are excluded from the WALK – THROUGH SURVEY; removal of electrical panel covers, elevators and escalator, other equipment, items and other systems will not be dismantled or removed. Maintenance and other items may be discussed, but they are not part of my inspection or observation. The report is not compliance inspection or certification for past or present governmental codes or regulations of any kind.

This observation report does not address and is not intended to address the possible presence of any danger from potentially harmful substances and environmental hazards including but not limited to radon gas, lead paint, asbestos, mold/mildew, urea formaldehyde, toxic or flammable chemicals, and water and airborne hazards. Also excluded are inspection and report on central vacuum systems, security systems water softener, presence and absence of rodents, termites and other insects, operation of shut-off valves, sprinkler systems that are shut down, open walls or perform destructive testing. Restaurant equipment should be excluded.
